How we produce the numbers

What the figures are

Asking prices in EGP for new-build (developer) units only — resale is out of scope. Every number on the site is computed from structured listing fields (price, floor area, bedrooms, down payment, tenor, delivery date), never copied from listing prose.

How prices are summarised

Area and compound figures are medians, not averages, so one outsized penthouse cannot move a headline. Price per m² is the median of per-unit price ÷ floor area. Entry price is the cheapest tracked unit.

Monthly instalments

Shown as the lowest indicative equal instalment: cheapest unit, lowest published down payment, longest tenor, and 0% interest — Egyptian developer plans are interest-free. It is a teaser, not a quote or an offer.

Coverage and thresholds

A compound gets a page only with 5 or more tracked units, an area with 20 or more. Below that the sample is too thin to summarise honestly. Superlatives ('cheapest area') additionally require a minimum compound count, so a shallow sample cannot drive a claim.

Currency, dates and accuracy

All figures are EGP and reflect a snapshot taken in September 2026. Developer prices and availability change frequently — treat everything here as indicative and confirm the current list before committing.
